Tennis court cleaning
Maintaining a tennis court requires regular cleaning to ensure safety and extend the surface's lifespan
. Cleaning methods vary depending on the court's surface, such as hard court (macadam/asphalt), synthetic turf, or clay.
Hard courts (macadam/asphalt)
Routine cleaning: Regularly sweep away leaves, dirt, and other debris with a soft-bristled broom. This prevents the growth of moss and algae, which can make the surface slippery.
Deep cleaning: For tougher dirt, you can use a mild detergent solution (such as a mix of water, trisodium phosphate (TSP), and household bleach) with a soft-bristled brush. Afterwards, rinse the court thoroughly with a hose or a low-pressure setting on a pressure washer.
Pressure washing: A professional deep pressure wash every 3–5 years can remove built-up grime, but it must be done carefully to avoid damaging the surface. Incorrect pressure can strip paint and degrade the surface, so professionals use specialized equipment to control the pressure and avoid scarring.
Moss and algae treatment: Apply a purpose-formulated moss and algae killer once or twice a year to prevent regrowth, especially in shady or damp areas.
Synthetic turf courts
Debris removal: Sweep and brush regularly to remove leaves and debris that can contaminate the sand infill.
Drag brushing: Use a drag brush to redistribute the sand infill, preventing it from becoming compacted. This maintains the court's porosity and drainage.
Contamination removal: Specialized cleaning services can remove dirty infill contaminated with moss and algae and replace it with fresh sand.
Warning on pressure washing: Avoid using high-pressure water blasters, as they can damage the turf and remove the sand infill.
Clay courts
Debris removal: Use a large broom or blower to clear away loose debris like leaves.
Brushing and rolling: Gently brush the clay surface with a specialized clay court brush to redistribute the clay evenly. Follow this by rolling the court with a court roller to compact the surface.
Moisture control: Lightly spray the court with water to settle the clay and reduce dust.
Line cleaning: Use a line scrub brush to clean court markings and keep them visible.
Indoor courts
Regular maintenance: Weekly sweeping or vacuuming is needed to remove dirt and debris.
Deep cleaning: Perform a wet cleaning at least once a year using a mild detergent and a floor machine with soft brushes.
Water removal: After wet cleaning, use a squeegee to remove excess water and allow the surface to air dry completely before use.
General best practices
Act preventatively: Regular and proactive cleaning is the best way to avoid costly repairs and resurfacing.
Use the right tools: Always use soft-bristled nylon or hair-type brushes and appropriate cleaning agents to protect the court surface.
Check drainage: Address any areas where water pools, as this can lead to stains, damage, and moss growth.

Best ways to soft wash tennis courts
Tennis courts abound in most towns and cities and are a profitable market for professional soft washing contractors.
A tarmac tennis court needs regular maintenance to keep it both looking good and safe to play on. Biological growths such as algae and moss can make the playing surface dangerously slippery. And it’s simply not much fun playing on a dirty court that's been colonised by various forms of biological growths.
There are different types of tennis court surface. Use only low pressure washing when cleaning painted or tarmac tennis courts as using strong pressure can leave streaks. Biocide is the product of choice for soft washing all non-grass tennis courts.
When to use Biocide
Algae often appear after a prolonged wet spell but the whole court may not need to be treated. You'll likely find the borders and shady areas require more frequent treatment than the rest of the court.
How to use Biocide
The most effective approach is to first remove the worst of the biological growths. Heavy moss can be manually scraped, or removed with a rotary sweeper such as a Westerman (fitted with a polypropylene brush because the stainless steel brushes can cause striping).
Then blow away the now loose moss with a leaf blower before lightly pressure washing. Complete with a treatment of Biocide using professional soft washing equipment, or if that's not available a watering can with a fine rose can do a reasonable job.
Quick tip: If the worst of the moss is not first mechanically removed, the optimum dilution rate of Biocide on a first clean may need to be 20-30:1; while for maintenance cleans 40-50:1 is usually sufficient. The actual dilution rate will vary according to the degree of colonisation and the local environment.
Thick and heavy moss growth will need plenty of mix to ensure it gets fully soaked. Applying twice on a first clean, to ensure saturation, is often a good idea.
On a standard tennis court, using appropriate professional equipment even a very heavy build up of moss can be mechanically removed, blown and treated with Biocide in a day.
How to remove moss from a tennis court
The easiest way to cure the moss problem is to treat the tennis court with Biocide at 20-30:1, making sure you thoroughly saturate the moss and entire surface. Treat parts of the tennis court not presently showing signs of moss growth, because spores hide in cracks and crevices.
Important: If children and animals will use the court, treat at only 50:1 and ensure it is completely dry before allowing them access.
Let the moss weather away through the action of sun, wind and rain for 6 months. Then return to treat the tennis court again to kill any remaining spores.
Thereafter, regular "Clean & Maintain" softwash treatments will keep the moss under control.
Quick tips:
1) To get more rapid results you could return to the site after a month and lightly jet wash, using low pressure, with a flat surface cleaner. This will remove the dead moss but will add to labour costs.
1) You could hire a driveway cleaning machine to pre-clean the surface. A sufficiently heavy carpet of moss is usually required to justify the cost of using such a machine but it may be worth trying if your customer is willing to pay. Use it before the giving the first soft wash treatment to give your customer an instant result before commencing the treatment process.
How to soft wash acrylic painted tennis courts
Acrylic painted tennis courts are best treated differently to tarmac tennis courts.
We suggest first treating the entire surface with Biocide at 50:1, which will kill the biofilm. Leave the court for a minimum of one week following treatment to let the biofilm start to break down through natural weathering of sun, rain and wind.
Quick tip: You'll find this to be a far easier, and uses a smaller quantity of softwash chemical, than if you had not pre-treated with Biocide.
"Clean & Maintain" service
Whichever method you use, remember to keep the tennis court permanently clean all year with your ongoing "Clean & Maintain" programme.
Once a year should be sufficient for a general whole court maintenance treatment. Give localised treatments to shaded, or other areas susceptible to recolonisation, every few months as and when needed.

Soft Washing was developed in the USA about 20 years ago and was a way of washing property without the risks associated with using high pressure as in pressure washing. Soft washing is a cleaning process that safely removes organic stains, mildew, and algae from render using a low-pressure washing technique and a mixture of biocides or sodium hypochlorite, surfactants, and water. High pressure damages render, roofs and other surfaces, so Low pressure is used to prevent any damage.
Soft washing or low pressure is used on surfaces that are difficult to clean with pressure washing or might be damaged by high pressure. It's gentle on surfaces, making it ideal for delicate materials.
Soft washing is different from power washing, which uses higher water pressure. Power washing can void a warranty, cause granule loss, and compromise the integrity of roof tiles, damage rendering, patios and other surfaces.
What is the distinction between
Soft Washing and Pressure Washing?
Although the procedures, equipment, pressure, and chemicals used in soft washing, power washing, and pressure washing appear to be identical, they are not. Power washing and pressure washing require much higher water pressure than soft washing, and power washing is usually done with high pressure. To kill mould, mildew, bacteria, algae, fungus, moss, and other bacteria, the Soft Washing method is paired with a biodegradable sanitizing cleaning solution.
This biowash will continue to prevent further organic growth for about 3-5 years.
