is a safe and effective cleaning method that uses low-pressure water combined with specialized chemical solutions (biocides and surfactants) to remove organic growth like mould, algae, and moss without damaging the surface. This approach results in a longer-lasting clean compared to pressure washing alone.
Equipment and Chemicals Needed
- Soft wash system/sprayer: A low-pressure pump system or even a garden sprayer is sufficient; pressure no stronger than a garden hose is used.
- Cleaning solution: A mixture of water, a biocide (e.g., sodium hypochlorite), and a surfactant (which helps the solution stick and penetrate the surface) is typically used.
- Protective gear: Gloves and eye protection are essential when handling chemicals.
- Stiff-bristled brush: For agitating stubborn stains.
- Garden hose: For pre-wetting plants and rinsing the patio.
Step-by-Step Soft Washing Process
- Clear the area: Remove all furniture, plant pots, and other items from the patio surface.
- Remove debris: Sweep away loose leaves, dirt, and any large weeds from between the slabs.
- Protect surrounding plants: Thoroughly wet any nearby plants or grass with clean water. You can also cover delicate plants with tarps to protect them from overspray.
- Prepare the solution: Mix the soft wash chemicals (e.g., a sodium hypochlorite and surfactant mix) according to the manufacturer's instructions, ensuring the correct dilution ratio for the specific patio material.
- Apply the solution: Using a low-pressure sprayer, apply the solution evenly over the entire patio surface, making sure all areas are covered. Work on an overcast day to prevent the solution from evaporating too quickly.
- Dwell time: Allow the solution to sit on the surface for approximately 10 to 15 minutes (or as specified by the product label) to break down the organic growth at the root. Do not let it dry out.
- Agitate (if needed): For particularly stubborn stains or heavy moss, gently scrub the surface with a stiff brush during the dwell time.
- Rinse thoroughly: Rinse the patio surface thoroughly with a garden hose or a low-pressure setting on a pressure washer. Direct the run-off towards a drain and away from plants and grass.
- Post-treatment (optional): Some professionals apply a biocide as a post-treatment to further prevent future organic growth, which can extend the clean for 3-5 years.

What is Soft Washing?

Soft Washing was developed in the USA about 20 years ago and was a way of washing property without the risks associated with using high pressure as in pressure washing. Soft washing is a cleaning process that safely removes organic stains, mildew, and algae from render using a low-pressure washing technique and a mixture of biocides or sodium hypochlorite, surfactants, and water. High pressure damages render, roofs and other surfaces, so Low pressure is used to prevent any damage.
Soft washing or low pressure is used on surfaces that are difficult to clean with pressure washing or might be damaged by high pressure. It's gentle on surfaces, making it ideal for delicate materials.
Soft washing is different from power washing, which uses higher water pressure. Power washing can void a warranty, cause granule loss, and compromise the integrity of roof tiles, damage rendering, patios and other surfaces.
What is the distinction between Soft Washing and Pressure Washing?
Although the procedures, equipment, pressure, and chemicals used in soft washing, power washing, and pressure washing appear to be identical, they are not. Power washing and pressure washing require much higher water pressure than soft washing, and power washing is usually done with high pressure. To kill mould, mildew, bacteria, algae, fungus, moss, and other bacteria, the Soft Washing method is paired with a biodegradable sanitizing cleaning solution.

I've just had my block paved Driveway cleaned and resanded by Steve at Mr Softwash Ltd...and I am chuffed to bits with it! It was in a right sorry state after a Massive Water leak restoration by Insurance builders, it had mould,Moss, water stains, builders rubble, tile grout, concrete you name it, it was on there!..and Now after he worked his magic, looks like it was laid yesterday. Pristine and all the colours are back and refreshed.
